HOME PRESERVATION AND PROTECTION IDEA - TOO GOOD TO DECLINE

Unexpectedly my little uplifting and upgrading effort in my bathroom and wet kitchen turn out to be better in terms of energy and ideas flows from everyone in this little humble hut.

Guess what present my family members give me recently? The idea of home preservation and protection, i.e. spend to save. That triggers me to pay attention on the maintenance around my home, especially in my local environment which is very prone to extreme heat and humid weather. Thus a sturdy strong home not only can give protection, but also give everyone peace of mind. Hence reduce larger maintenance costs in the future. Similarly in wealth building, you need to take pro-active measures to preserve and protect your wealth.

This project was led by eldest son who is about to complete his Masters in Architecture end of 2017. After my serious consideration of their ideas attached with the photos, I am very reluctant to decline as I do not want to kill their noble ideas and good intention of caring for the home. They relieve me from all these little tasks which I may overlook at time.

Moreover, this idea serves as my best gift from their labour of love, which he finally dragged the rests of the family for their comments. Since this turn out to be a general consensus from the family members, I have therefore proceeded to approve this project. 

What really matters most to me is they have applied the idea of preservation of wealth as I always advocated .Ha-ha!! Now I can safely welcome them as my strategic partners in value creation.

The colours proposed to me are totally out from my initial expectation as I thought all white will never go along. After listening to my eldest son’s lecture of colour matching, he finally convinced me with the above two photos together with other consideration I have taken into account.

I can’t believe my eyes and am very pleased with the outcome; I ended up sourcing the required paint over the weekend and took advantage of the promotion period by the Nippon paints in Super Ceramic Shop, where you can obtain all your building materials at a one stop centre. 

Wow! What triple bonuses for me during the month of November 2015. I not only receive a great idea, knowledge and also the discount I enjoyed from the paint. Best still, I have at least chipped in to stimulate the economy despite a small one, in line with the saying, there is nothing too little to a great mind. 

One thing is certain that I rather to go back to the shop where its promoters are friendly, cooperative and helpful.

However, if I spend less than the threshold of two thousand eight hundred, I need to collect the items myself. Otherwise, they will provide free delivery services which truly give an added value to its customers in term of satisfaction and convenience.  Good strategy!   

Thanks again to the founder who has such a vision to make our lives better in term of accessibility and convenience.

Some of you may notice that I didn’t paint the roof tiles as proposed? This is because I wanted to make full use of my resources. Secondly, my contractor has given me an excellent idea not to spend money on those 20 years old roof tiles. This prompted me to ask how long is the life span of the roof tiles especially in our tropical environment.

WELCOME NOVEMBER 2015

I been busy the last month, October 2015. What I know that I have not achieve everything I want. This is because I earned some fruits and learned some invaluable lessons. I must say that both turned out to be fruitful to me. This will enable me to expand my horizon in the month of November 2015 and beyond. In short, it is truly turns out to be a blessed Oct despite it is not a perfect month for me too. 

What matters most to me is to keep moving forward fiercely, freely and fearlessly and make wise use of all my resources to reach next level of height. I must be grateful for what I have and learn to live in an imperfect state, as what I use to pitch. Be mindful that I can give what I have but not what  that is not in my possession. What is in me is far important than what I have. One thing that is certain is I am contented with what I have.  

I am going to have an interview with a famous local financial blogger soon. Guess what we are going to do? To give you a clue that it is another new venture for me. So, stay tune for the news update.

REDUCE OUR WATER BILLS THROUGH REDUCING, REUSING AND RETAINING RAIN WATER

Hi Lovely friends,

As we are all aware, the worsening of global warming has been substantially attributed to weather change. As a result, we have flash floods and abrupt drought more frequently than what we have seen before. Therefore, it is time for us to unite as One Force to address this critical issue handsomely and wholesomely. Sad to say that without any drastic action, we will not improve the current status.

Although I am living in the tropical area with relatively high average rainfall, there is no exclusion to these impacts. As such, we constantly explore means to rectify this adverse situation, directly and indirectly. As a matter of fact, global warming likely cause changes in the rainfall patterns. It will bring shorter but heavier bursts of rain that had caused flash floods and soil erosion in certain areas especially areas without adequate drainage systems.

No doubts, certain areas in Malaysia have recorded a remarkable increase of rainfall in the last five years. Both the commercial and household water consumption has also been increasing steadily for the last century. Naturally, the usage of water is direct proportionate to the increase of climate warmth.

Hence, numerous of new ways of reducing, reusing and retaining rain water have been discovered over the years in order for us to reduce or eliminate occasional water rationing exercise as well as considerable price increase by the municipal water supplier. This is because we are no longer have such a luxury of consuming endless supply of water despite of having a relative higher average rainfall per year than most parts of the world.

This offers an opportunity for rainwater harvesting and recycling to play a significant role. Their benefits are numerous and not only limited to the financial aspect. At the same time, they also help towards building a sustainable future growth.

Append below are other benefits of rainwater harvesting and recycling for your consideration and action:-

a)     They are also provide water for non-consumption purpose, such as flushing toilets, washing laundry, watering the garden and washing cars. Hence, reducing water bills.

TAX INCENTIVES FOR BUILDINGS OF GBI

Happy reading to all of you.

Today, I write to draw your immediate attention and action to this particular above mentioned tax incentives.

Here, we are pleased to inform you that the Government of Malaysia has launched the Green Building Index (GBI) on May 21, 2009 to encourage usage of green technology. GBI is a green rating index on environmental friendly buildings. This index is based on certain criteria listed as follows:-

a. energy and water efficiency;

b. indoor environment quality;

c. sustainable management and planning of building sites in respect of pollution control and facilities for workers;

d. usage of recyclable and environmental friendly materials and resources; and

e. adoption of new green technologies

As such, owners of buildings awarded the GBI certificate shall be given tax exemption equivalent to 100% of the additional capital expenditure incurred to obtain the GBI certificate which can be set-off against 100% of the statutory income for each year of assessment. The incentive is applicable for new buildings and upgrading of existing buildings. The incentive is given only for the first GBI certificate issued in respect of the building. Effective for buildings awarded with GBI certificates from 24 October 2009 until 31 December 2014.

In addition to the above, incentives such as stamp duty exemption on instruments of transfer of ownership of such buildings in respect of additional cost incurred to obtain the GBI certificate for purchasers of the buildings and residential properties from real property developers which are awarded with GBI certificate. Effective for sales and purchase agreement executed from the same period mentioned above.

BANDAR UTAMA - FRUIT TREE COMPETITION

Happy day to you,

Lately, I decided to take a walk and brought my newly bought camera with me. Initially I took a few photos of my nearby electricity pole and slowly extended to cover other poles of the whole street and  another pole which is parallel to it. 

My discoveries are so fruitful and we like to share with you. We are so amazed with the creativity of our residents' work that drives me to take photos of these fruit trees that they planted outside their compound. After serious thought, I may use some of their ideas and plant these fruit trees at the idle land of my backyard.

See the photo above where the owner comes out with his own unique idea of planting banana trees. See the bananas are hanging at the tree. I began to wonder how nice if I have some of these trees are at my backyard. These not only greens the environment, but can also help me cut down some of my fruits consumption bill. Moreover, banana is also one of the most nutritious fruit you can find in this region. 

This is another amazing photo - look at the coconut tree planted just outside the compound of the house. Not only do they provide shade to the vehicle, the owners, but also offers free coconuts. See the coconut is in light gold colour. Can anyone tell me whether the fruit is ripe or not? I was made to understand by one of the owners, a few units away from this unit that these fruits are very sweet. Hope I have the chance to taste it and I will revert to you with my feedback. 

Wow, look at the photo above - the papaya tree is standing shyly behind the pole. Judging the size of the tree, it is still has a long way to bear fruit and also provided the tree is of "female" gender which can bear fruit. Here, we need to pray for this owner that it be a "female" tree.

In my case, for those who have read my preceding article on greening with fruit trees, you should know that I planted two pomegranate trees; one just outside my main entrance and the other at my backyard. How wonderful, blessed with some fruits while greening the environment. Killing two birds with one stone. See my trees in the photos below. Big thanks to my mother who brought this idea to me. I used to pluck some, if available, for her whenever I visited her. She loves the fruit from this tree as I used natural fertilisers such as dried leaves and used tea leaves.

BANDAR UTAMA - GREENING MY PLACE OF RESIDENCE

Hi! Folk,

Further to our recent plumbing works, we write to share with you  another project of recycling rain water. You are rest assured to  reap back your investment cost within a short span of time especially those who consumed much water in the household because our  water rate is structured that once you reach the threshold, you are going to pay extremely high rate.  For those who missed my preceding article, you may click at the title of the article to make access to it. I would say that the credit for this project should be given to my new neighbour, Mr. Poh , who has  just moved in less than a month. I noted that he is from Penang, my  hometown. I have migrated to Selangor state for more than twenty years and I never regretted it. That state is moving too slow and not suitable for those who opt for hectic lifestyle. Coming back to our water recycle project, it started with our  conversation during the day when my plumbing works took place and at that time I just raised the issue of how to green the environment without knowing that Mr.Poh is the water treatment expert. He shared with me his overseas water treatment project. I was amazed with his  expertise and experience I then tap his expertise of storing the rain  water for my plants around my backyard. My plumber also join in,  finally we came to this second project of oval shape 50 litres poly water tank. To make it even more fruitful, my plumber suggested  a design that direct the rain water from the gutter straight to this storage tank. Mr. Poh further strongly recommended the poly oval shape tank due to several reasons such as practicability, durability and also endurance of the high  pressure especially during the heavy rain fall from roof top to the tank.  According to him, the oval shape with no edge at the corner make more  sense to sustain the high pressure of heavy rain water, which is the case in my area, and less leakages as compared to other shapes such as square or rectangular shape. From there, I know that I am dealing with an expert,  who is humble and willing to share his  knowledge with others. Then, he  further proposed a cover top to address my concerns on the mosquito  breeding inside there. After thinking of it, I just wondered whether I  should rear a few fishes inside the tank in case the water flow is not strong enough and it allows mosquito breeding. But my concern is whether the  fish can survive? My plumber suggested that I place a filter inside the tank to prevent the leaves from sinking into the tank, which I agreed with joy. He further  suggested that he will put an elbow to join my existing pipe which serves to drain the rain, collected from the gutter at the edge of my roof top, to  the storage tank instead of direct to the drain. Hence, this adds another  avenue of rain water being diverted to this tank. Thanks Kelvin.  An outlet will be added to the tank for easy tank cleaning purposes. Mr.  Poh also assured me that the water which I drain off to the backyard is  of no harm to the walkway of the road leading to Centrepoint, a  commercial centre.  The storage water will then be used to clean the floor and watering my  plants at the backyard. Hence, I manage to recycle the rain water and save money through reducing my household water consumption. Instantly, I  offered Mr. Poh to use this water if he wishes once the tank is ready.  Further more, we hope that others will follow suit to make use of rain water so as to green the environment further and put more money in their pockets.  Who knows they may come up with much better plan where I also can learn  from them so as to make our residential place more pleasant and environment friendly.   Other ideas were also throw in such as planting cross breed durian tree (our local king of fruits) at the outside of my backyard. To raise the height of my existing retaining wall so as that I can pump up the storage water to circulate  down the retaining wall to make my backyard even cooler and more attractive to enrich my life. Mr Poh further enhanced the idea further by installing a small electric fan at the edge, not far away from the retaining wall to direct the flow  toward the water from the top of the retaining wall so as to produce a chilling effect which may make this place even more cosy and beautiful. The more we talk, my mind seems to go wild and more ideas keep on flowing out. Thanks to Mr  Poh and Kelvin for their great contribution. Here, my greatest concerns is whether the foundation of my existing wall could support the weight and height of the new wall.
