What is the most important skill you need to have in order to become successful in life?

(Wait for audiences’ responds and acknowledge them)

To me, it is SELLING.

If you want a promotion, you need to sell yourself intelligently. If you need to ask a girl out for a dinner, you have to sell yourself handsomely. In fact anything we do, involves selling persuasively

During my university years, I yearned to be a CEO of a company. I started to ask, “What should I do in order to achieve that goal?”

I got a unanimous answer, “starts a career in SALES”
I started to apply for a sales job in many multinational companies like, Nestle, Dutch lady, Sony & JVC.Interestingly all of them told me to wait and see.
I was dejected, disappointed & demotivated.

However, I noticed, most of the people who went for the interview looked and talked the same.

Suddenly, it dawned on me that I have to uniquely SELL myself. I decided to do something different.

During the next interview, I prepared a promotion card & a name cards (show the audience the 2 items)

I passed the name card to my interviewer and when asked to describe about myself, I said, “I believed in 3 principles,“number one, “smile and the world will smile with you” Number two perseverance, passion and confidence drive the sprit to greater height. Number three, do not do unto others if you do not want others to do unto you.”
The interviewer was stunt and said,“You are the first person who came in an interview with a name card & promotion card. I liked your attitude ; creativity but we can only pay you 800 per month. I thought for awhile, “ermmm, 800 ringgit ar, OK.”

During my first day at work, I was surprised to see I was the only graduate. The rest were all form 5 school leavers.

After a few months working. I asked my boss why I was under paid. He said, “You are the most highly paid among the new hires.”
I was wondering is it my unique selling skills or my willingness to be paid below market value that got me the job. NIA MIND….. I mean never mind.

When I first started in sales, I learned all the product knowledge and presentation skills.

Every time I see a customer, I did 3 things. Present, present and present. Amazingly, all the customers said,“interesting presentation and we will call you back”. However, all the customers never call me back.
I went back to see my boss, Mr Ngu, “boss, what went wrong. “ My boss said, “Do you know what NGU stands for.” I said, “It’s your surname, Mr Ngu.” “Nope, NGU stands for Never Give Up.” Go back to your customers but this time do it differently. Remember, “before people buy anything from you, they must buy you first”. “People don’t care how much you know until they know how much you care”

I took his advice seriously and did it differently.
This time, before I present I CONNECT with the customer. I started to send the right signal, synchronize my body language and get the customers to talk more. In short I started to connect with my customer personally.

Then, I started to ask MORE question about the Organization, Goals & challenges they faced.
Then only I started to PRESENT the solutions and benefits.

As time went by, I started to get calls from my customer and my sales result not only skyrocketed but moon rocketed.
Today, I’m an owner of my own Human resource training company called, “Edu Action.” I have achieved my career goal of becoming a CEO of a company.

I’m earning 20 to 30 times more than what I first got.
So, ladies and gentlemen, if you want to achieve something great in your life, choose a product or service that you believe in and embark in the journey of sales and you will achieve an amazing results. Go on and SELL

Trust you are all have a fabulous week and looking forward to the weekend.
I have a favour to ask of you all... I'm doing a bit of a revamp of my financial blog and I really want to make it a bit more interactive, and one of the ideas I came up with was to interview some Financial and Business Authors.

Make pleasant life after retirement.... we do need reminding of the basics of life !!!!!

*1. *Never say ‘I am aged'
There are three ages, chronological, biological, and psychological. The first is calculated based on our date of birth; the second is determined by the health conditions and the third is how old you feel you are. While we don't have control over the first, we can take care of our health with good diet, exercise and a cheerful attitude. A positive attitude and optimistic thinking can reverse the third age.

*Health is wealth :
If you really love your kith and kin, taking care of your health should be your priority. Thus, you will not be a burden to them. Have an annual health check-up and take the prescribed medicines regularly. Do take health insurance cover.

3* Money is important:
Money is essential for meeting the basic necessities of life, keeping good health and earning family respect and security. Don't spend beyond your means even for your children. You have lived for them all through and it is time you enjoyed a harmonious life with your spouse. If your children are grateful and they take care of you, you are blessed. But never take it for granted.

*Relaxation and recreation :
The most relaxing and recreating forces are a healthy religious attitude, good sleep, music and laughter. Have faith in your God, learn to sleep well, love good music and see the funny side of life.

*Time is precious :
It is almost like holding a horse's reins. When they are in your hands, you can control them. Imagine that everyday you are born again. Yesterday is a cancelled cheque. Tomorrow is a promissory note. Today is ready cash — use it profitably. Live this moment.

*Change is the only permanent thing :
We should accept change — it is inevitable. The only way to make sense out of change is to join the dance. Change has brought about many pleasant things. We should be happy that our children are blessed.

*Enlightened selfishness :
All of us are basically selfish. Whatever we do, we expect something in return. We should definitely be grateful to those who stood by us. But our focus should be on the internal satisfaction and happiness we derive by doing good to others, without expecting anything in return.

*Forget and Forgive: 
Don't be bothered too much about others' mistakes. We are not spiritual enough to show our other cheek when we are slapped in one. But for the sake of our own health and happiness, let us forgive and forget them. Otherwise, we will be only increasing our BP.

*Everything has a purpose :
Take life as it comes. Accept yourself as you are and also accept others for what they are. Everybody is unique and right in his own way.

*Overcome the fear of death :
We all know that one day we have to leave this world. Still we are afraid of death. We think that our spouse and children will be unable to withstand our loss. But the truth is no one is going to die for you ; they may be depressed for some time. Time heals everything and they will carry on.

As we are all aware, the worsening of global warming has been substantially attributed to weather change. As a result, we have flash floods and abrupt drought more frequently than what we have seen before. Therefore, it is time for us to unite as One Force to address this critical issue handsomely and wholesomely. Sad to say that without any drastic action, we will not improve the current status.

Although I am living in the tropical area with relatively high average rainfall, there is no exclusion to these impacts. As such, we constantly explore means to rectify this adverse situation, directly and indirectly. As a matter of fact, global warming likely cause changes in the rainfall patterns. It will bring shorter but heavier bursts of rain that had caused flash floods and soil erosion in certain areas especially areas without adequate drainage systems.

No doubts, certain areas in Malaysia have recorded a remarkable increase of rainfall in the last five years. Both the commercial and household water consumption has also been increasing steadily for the last century. Naturally, the usage of water is direct proportionate to the increase of climate warmth.

Hence, numerous of new ways of reducing, reusing and retaining rain water have been discovered over the years in order for us to reduce or eliminate occasional water rationing exercise as well as considerable price increase by the municipal water supplier. This is because we are no longer have such a luxury of consuming endless supply of water despite of having a relative higher average rainfall per year than most parts of the world.

This offers an opportunity for rainwater harvesting and recycling to play a significant role. Their benefits are numerous and not only limited to the financial aspect. At the same time, they also help towards building a sustainable future growth.

Append below are other benefits of rainwater harvesting and recycling for your consideration and action:-

a)     They are also provide water for non-consumption purpose, such as flushing toilets, washing laundry, watering the garden and washing cars. Hence, reducing water bills.

b)    They can also serve as an alternative water supply during water supply rationing or water supply interruption. This offers great opportunity for those areas with such a high interruption.

c) They serve to reduce or mitigate the possibility of flash flood.

d) It is excellent for watering the garden and filling ponds since it is chlorine free.

Last, but not least, it will enhance the value of the property with such system. Please feel free to add to the above list which we may have missed out and not thought of.

Ladies and Gentlemen,

Who has experience or seen the sort of "butt" exercise or any other type of activities of similar nature from unwelcome guests as faced by Dato Ambiga? If you have not had such experience, then you should sit back and listen to my interesting story in a short while. Perhaps you may pick up one or two useful tips from my speech then.

In my case, I contacted the fire station to remove my solo unwelcome guest from my house.

It all began after my family's dinner at one popular restaurant at Telok Gong, near West Port, Selangor few years ago. At that time, it was one of the popular weekend dining areas among KL folks. On the way home, after our meal, I somehow detoured to Klang Puteri residential housing estate to investigate further on the newly launched housing estate.

As a result, we arrived home relatively late from our norm. Everyone of my family members was tired and went up to our bed rooms instead of our normal practice of going to the rest room just opposite my dry kitchen.

After being home for a while, my eldest son felt thirsty and was about to go to the dry kitchen to obtain some water. Just before he entered the dry kitchen, he cried out "snake, snake, snake" and ran quickly from it.

Immediately without any suspicion, I rushed down from my room up-stairs. At that time I reached the landing slip, I saw one black creature crawling towards the other corner of the dry kitchen. I then positioned myself at that strategic location, so that I can see through the Niche Opening part of the floor of my dry kitchen.

I was very calm and spontaneously instructed all my kids not to come down from their sleeping rooms until they were told otherwise. I then contacted the Fire Station before requesting my wife to wait for them outside the house as I was keeping an eye on the snake.

While waiting their arrival, my other role was to prevent anyone from entering the kitchen so as not to provoke my guest. This is because I do not have adequate knowledge or experience to handle it.

The rescue team finally came in after nearly an hour of waiting, due to some hassles of contacting the right fire station. Thank God that this guest was still hiding secretly there. Be mindful that there is no door at my dry kitchen as it had been removed long ago before we moved in. As such, I had no means to prevent it from crawling out, if it chose to do so.

The moment I heard the voice of the rescue team asking my permission for not taking out their safety boots, I was so relieved. I responded spontaneously with a big "yes" answer.

They brought in a stick with a loop hanging out of one end towards my kitchen. They finally managed to find it after obtaining my assurance that it was still somewhere in the kitchen. And then I heard a big " Shh...shh............' sounds as the cobra was about to attack its victims.

After some struggle with the snake, they managed to hook the snake out from its hidden place and I was really surprised to see a cobra that was nearly 4 feet in length. Oh My God, I never expected such a huge snake can be found in my house at the city. Till date I never find know precisely how and when it came in.

Immediately we extended our greatest heartfelt gratitude and appreciation to the rescue team. Then we gave them a red packet as our sincere token of appreciation.

We were then told that it can take its victim's life within 5 minutes, regardless of its size. I was shocked later on to find out that it could have easily attack my eldest son, who had confronted it nearer than the safe distance. Luckily, this friendly guest chose to do otherwise.

From then on, we learnt that we need to stay clam at any crisis and quickly resolve the issue we are currently facing. We must be prepared for unexpected situations and must be ready at all times. In this connection, I must be grateful for acquiring this skill through my career in the corporate world.

Ladies and Gentlemen,

Who wants to achieve sustaining growth businesses in a long run?

Who believes that effective Networking will help you to achieve such sustainable business? Again, again many people responded positively.

For those who have "Yes" answer to my questions. Please accept my Big congratulations. You are taking your first step of reaping this fruit. Perhaps some of you here already achieved this end or on your journey towards this destination.

For those who has not, please sit back, listen and learn what I am going to share with you in a short while. Hope you will learn or pick up one or two ideas from my speech.

Please allow me to illustrate further on how effective networking, one of the main pillars, can support both your career and business in numerous ways.

1.0         We are now living in a very competitive, fast moving and changing business environment, who does not agrees to my statement? To stay ahead, you need effective networking. To do so, you need to be resourceful and keep abreast of the latest development of the industry you are in. There could be changes in human behaviour or the impact on your product or service arising from whatsoever changes in that particular industry.

Permit me to share some of my blogging experiences with you. At one time, content serves as king. But it may not necessary true in today's context. This is because people are looking for more than content. They need excitement, refreshing and entertaining ideas as well. Because of the advancement of technology and social media platform, people need videos in digital form as well. Therefore, to stay ahead, you need to add varieties of forms to meet the everlasting demands of your audiences.

Moreover, we are fully aware that no one is good in everything and have everything. As such, we need to leverage each other's skills, expertise and networking which you do not have. That's where Networking comes into the picture.

2.0 To acquire new and refreshing ideas to make your services or goods to stand out from the crowd. From my experience, it tells me that networking is capable of fulfilling these needs. Because it provides me a rich platform where I can interact and tap others' brains to deliver that results, far better if not at least to fulfill my readers' expectation.

I also realised that lots of creativities and innovations are required and again effective networking can do the job far better than any other means.

3.0 To achieve sustainable growth, you must be able to maintain a strong and large base of customers. In this aspect, networking is an unavoidable tool. Because it has means and speed for you to do so especially on-line social networking media. No wonder this on-line networking is not only growing so rapidly, but is also so vibrant and powerful arising from the advancement of technology.

4.0 To stay competitive and relevant in the market, you need to upgrade yourself to be more efficient and effective. Here, you need to establish sound relationships with your business associates, be it customers, suppliers, intermediaries and affiliates. You also need to be responsive and act speedily. Time is money. With networking especially on line, your correspondence with anyone, locally or internationally is just a few clicks away.

In addition, it is also able to keep abreast of latest development and changes in your industry by dropping emails with the relevant supporting photos to all the relevant parties and each party can read them at their convenient time. Similarly, each and everyone's feedback, thoughts and ideas can be gathered in a speedily manner. As a result, you are more effective and efficient. I must say that this form is the essence of the business.

By doing so, you are opening your door for more and new projects and ideas, which could prove beneficial to your business.

5.0 Referrals

Another great benefit I have obtained through networking is referral. To me, this is another excellent way of promoting a business, where new people outside your networking may approach you for your services and products, even if you do not take the initiative to approach them. Here, I have applied the law of attraction to my marketing strategy without much effort. This is so effective and I do not have to explain to them, they engage my services without much explanation.

You also able to use the affiliate programs to do your on-line networking. It is another way of advertising your products or services on those related websites. You need to earn a certain percentage of the sales generated via your website. Alternatively, you may engage these programs to advertise your products and services. You may even use both these programs to earn and advertise your services. It has proved to be very effective and worthwhile.

Here, I want you to realise that it can move mountains if you do it correctly. Surprisingly that this social networking platform, such as Facebook, Twitter , LikedIn and etc..are quick, inexpensive and effective way of communicating with people around the globe to establish and develop new business prospects.

Another fruitful way of networking is direct participation in community events or indirect participation through advertising your business at such events. These are useful especially if you want to create awareness amongst the participants and the community members. You may make good use of this opportunity by offering vouchers and discounts to the community to encourage them to visit your business or buy your products.

6.0 Another valuable benefit you may obtain via networking is manpower you are seeking for. This greatest asset can never be taken lightly in any business because they form the most valuable assets of your business.

To build an edge for your business, you definitely need those skilful, knowledgeable, expertise and certain characteristics of personnel to manage and plan your business toward that direction, so to speak. Again, you can see clearly their calibre through effective networking.

In conclusion, to stay ahead and sustain our businesses, we need a strong, effective and powerful networking. Effective networking is to build your brand. What is more important is that it serves as blood to every successful business. We need networking to keep things going. In short, effective networking is wealth. Otherwise, how is our business going to have the exposure. Without much exposure, we are definitely going to face the prospect of closure.
